The property is well located on the landward side of the North Wales coast road (A548) in Llanerchymor within 3 miles of Holywell, Mostyn and the North Wales Expressway (A55), which has direct access from the M56 motorway. As such it has a direct HGV route available with no highways issues being in close proximity to other major commercial centres and connections in an area that has seen considerable improvement in the infrastructure and general regeneration in recent years.
The property lies between Prestatyn and Flint, with Flint being approximately 6 miles to the South East and Prestatyn approximately 8 miles to the North West. In addition, Chester lies approximately 19 miles South East, Liverpool approximately 30 miles North East whilst Manchester centre lies approximately 57 miles North East.
Greenfield Business centre and the Port of Mostyn are also both located within 1 mile of the property on the same North Wales cost road (A548).
The area generally flanking the coast road and running parallel with the A55 North Wales Expressway has experienced some regeneration over the past years including an increase in distribution, light industrial and retail users. The continued developments of Mostyn Docks, increases the cargo throughput and demand for land and industrial and commercial space along the stretch.
The property is also situated immediately oppose a former stone built mill which is now occupied by Abakhan Fabrics providing a considerable sized retail outlet, including a craft and mill shop, café, tourist information office and large car park. This encourages the retail theme in the immediate location.
Description
The property essentially comprises of four industrial units originally built between 1960 and 1970 but the units have had an extensive “rebuild” in 2003 / 2004 and all electrics, cladding and roof have been replaced and upgraded.
All four industrial units are linked and are of a brick/block construction at lower levels with steel cladding above with a pitched steel cladded roof with PVC rainwater goods and white plastic coated aluminium glazed windows.
One of the four units are at present utilised primarily as a showroom / office area, with ancillary office / canteen and WC accommodation.
There is an average eaves height of 7.3m (24ft).
The extensive yard areas surrounding the property are utilised as staff and customer parking, long with further storage space.
The site is situated at the junction with Hafod –Y– Ddol Lane and has a prominent footage to the A548. There are two access points to the premises – primarily the substantial entrance directly off the A548 is utilised but there is a further access point from Hafod-Y-Ddol Lane which can be used to gain access to the rear of the site.
Internally the industrial units are of steel frame construction with concrete floors and steel framed mezzanine floors within all four units. The mezzanine floors within units 3 and 4 are utilised as further storage / workshop space whereas the more extensive mezzanine floors within units 1 and 2 are utilised as office and retail space at present.
Access can be gained to the industrial units of the property via various electric roller shutters and large rolling double doors. Units 2, 3 and 4 are fully accessible to the likes of HGV vehicles for loading and unloading of products if desired.
Externally there is an extensive concreted hard standing area to the North eastern corner of the site adjacent to Unit 1 and the A548. the access approach to the North west of the units are part tarmacadam and paved leading up to the rear raised South Western section of the site which has been levelled and surfaced in compacted lime stone chippings and provides ancillary parking and potential for additional expansion.
There is therefore the facility for on site parking for 40 – 50 vehicles with additional lorry servicing.
We have been advised of the gross internal floor areas of the property in accordance with the Code of Measuring Practice (5th edition) issued by The Royal Institution of Charted Surveyors as follows:-
